One of Kennebunkport Maine’s oldest inns, our original 1880’s cottage architecture evokes the soothing tranquility of a bygone era — where the allure of a good book or a glass of wine enjoyed in an Adirondack chair by the water never goes out of style.
The Breakwater Inn & Spa blends the intimacy of a coastal Maine bed and breakfast with all the amenities of Kennebunkport’s top luxury boutique hotels.
Inn Rooms (stair access only) combine classic nautical elegance and water views with modern comfort. Spa Rooms (elevator available) overlook the Kennebunk River and offer easy access to the Breakwater Spa, a sanctuary designed to soothe the spirit. The spacious River Top Cottage features a deep soaking whirlpool and views of yachts and boats as they glide out to sea.
The Inn Queen room is a modestly sized room located on the second and third floor of the Inn Building. The room is equipped with a queen size bed, TV, and a private bathroom with a stand-up shower or shower-tub combination.
Located on the second and third floors of the Inn Building, Inn King rooms feature a king size bed, two stuffed chairs, a TV and a private standard bathroom with a shower/tub combination.
Inn King Water View
The Inn King Water View rooms are located on the third floor and are equipped with a King bed, two stuffed chairs, a mini-fridge, a TV and a private bathroom.
Inn King Junior Suite Water View
Inn King Junior Suite Water Views rooms are traditional rooms on the second or third floor of the Inn Building. They feature a one-bedroom suite with water view, and a separate sitting area with pullout sofa bed and residential view. The private bathroom includes a shower/tub combination. This room is in a building with stair-access only.
Inn King Water View Porch
Located on the first and second floors, these rooms feature a King bed, a writing desk, two cushion chairs, a mini-fridge, a TV and a private bathroom.
Spa Queen Partial Harbor View
Located on the second and third floors, Spa Queen Partial Harbor View rooms are equipped with a queen size bed, a mini-fridge, a flat screen TV, and a private bathroom with a shower/tub combination.
Spa King Harbor View
Spa King Harbor View rooms are located on the second and third floors of the Spa Building. They are equipped with a king size bed, a twin size sofa bed, a mini-fridge, a flat-screen TV, and a private bathroom with a shower/tub combination.
Spa King Suite
Located on the third floor of the Spa Building, the King Suite features a King bed, a flat-screen TV and a raised seating area with a couch and two cushion chairs looking out through a bay window to the Kennebunk River and Atlantic Ocean. The suite has its own balcony facing the water.
For guests seeking an additional measure of privacy and space, our generously proportioned, one-bedroom Waterside Cottage features an open King master bed and living room with views of the yachts and boats cruising on the Kennebunk River, a private kitchen as well as large bathroom with Jacuzzi tub.

Our onsite restaurant, Stripers Waterside Restaurant—acclaimed as one of the best dining experiences in Maine—is a favorite of our hotel guests and Kennebunkport residents alike. Our locally sourced menu features the freshest Maine seafood, while our location offers beautiful waterfront views.
